Guys, I need your help here

Say, I rent a flat using a broker and pay 1 months rent as "brokerage fees". The rent agreement is for 11 months. Now, when the rent agreement is about to expire, do I need to pay the "brokerage fees" again for it's renewal? Second, from what I have surveyed, hiking rent by 10% during the renewal seems to be the norm in Maharashtra, but I couldn't find any law stating the same. Can the owners/agents ask for any percentage of hike in the rent? Is there no law which puts some constraints on this? P.S. I stay in Pune, and have been doing some flat hunting for the past 2-3 weeks. That is where I gathered all this info.

Has anyone got their apple device completely replaced under warranty which also has applecare+? My ipad pro recently got replaced but apple did not transfer my applecare plan to the new device. I've been following up with them since 22nd July and they themselves admitted that they're not sure what's going on and it will be 'fixed' soon, with a promise they'll follow up. After each follow up they promise it'll be done in 2 business days. I still don't see any resolution. Do I have legal options against this?

my MacBook Pro seems to be crashing after every few minutes of starting up. The crash report reads "ANS2 Recoverable Panic - assert failed". Tried everything on the support call and as expected seems like an hardware issue. Only unicorn in Malad (Mumbai) seems to be having an appointment for 19th at the earliest and they say it will take 5-7 working days. Is that the best option I can get?

I am an individual software contractor working with one US company. I have yearly contract with them. When particular contract about to end then they will renew that contract. Today I went to bank home loan. They said everything is fine but they need some guarantee or letter from my client, that should covey the message something like client wants to renew this contract again and again or client wants to continue with me for some time. So how can I ask to client about this? And is there any template letter?
