What are the ways one can rent out a house of 2400 sqft other than doing residential renting. Scenario - We stay in locality where many apartments are made , so probably it's difficult to rent out on a residential purpose . We are looking to rent our home on a commercial purpose . For example 1. Private office 2. Play School Is there any other way in which we can rent out . I am also not able to find any perfect place where we can get the leads . Olx not working out . Other housing websites are also of not much help .

Isn't this technically not allowed? Residential asset cannot be used for commercial purposes? I mean you could do it by flying under the radar. I guess, I am just as curious, so do not mind me thinking out loud.

As far as I know we can use by paying commercial taxes and also some paper work is required for that

Try putting a classified ad in your local newspaper? Or talk to commercial property brokers. Ideas on what it can be used as - Airbnb, Boutique or Concept store, cafe + co-living.

As I understand there are many types of commercial business which can legally rent residential apartments. Banks are a good example. IT businesses can also do that as I know, so can cafes. You can go through any of the real estate sites like 99acres, magicbricks, etc. to find prospective tenants. A lot depends on the location. If by locality you mean a residential complex then it might not be possible since the residential society might not allow. If this is an individual property, then yes there are many options.

Few points: you will need both a commercial tax registration and utilities registration - water supply, electricity, etc. depending on your jurisdiction. Unit price of commercial electricity, for example in Kolkata, (even if the building was originally for residential purposes) is higher than residential electricity.

By concept store I meant a store that sells items bases on a unique concept, non-commoditized stuff. Think fashion boutiques, organic stuff, handicrafts, etc. Such stores frequently use residential houses as the storefront because of the unique character a house might have that goes well with their goods.

This group probably has a few people paying for a virtual office + company mailing address. That's probably the least effort revenue you can get while you set everything else up.

You mean to say setting up virtual office same as we work workspace right ?

I am not familiar with we work's setup. The model is basically a solution for a compliance red tape to be very honest. Companies and individuals need a mailing address + official address for company registration and GST registration. They might not have one. Eg: wfh remote contractors. You give them a rental agreement + your property tax and commercial electricity bills. They register. In some cases, you might need to set up their banner on your premises (I don't know if there's any size requirement). Some services also forward physical mails etc at additional charges.

I do not know of legal implications of this model, so talk to a lawyer before actually doing it. For example: What if a person provides illegal services and is registered at your address. Or someone gets into legal trouble with their client? At the very least, you should have enough verification on the person to guide law enforcement in their direction. Edit: Also make your rental agreement tight on liability matters.
