I haven’t tested it in a while but I think it was something like:
providers
picks the properties from root project and the current project.
properties
was checking the parent hierarchy too. I think they are the same with a different implementation. Not sure if dropping the parent check is related to project isolation or something similar as accessing your the rootDir and the current project for is safe but not for parents.

that doesn't explain my situation, because the properties file is in the same project and it's not accessible via "gradleProperties()" but is via "property()"

I have tested it and you are right, currently, it is not working even in the project with
gradle-8.5
Honestly, I ended up writing my own function because getting any project property was very anti-intuitive. Not only this one, but the priority of
gradle.properties
file in the same project and the home
.gradle
one. I don't remember the details, but I talked about your issue with @Vampire and he shared an issue from the Gradle repo, maybe he knows the details.
