worth exploring. although today's content agencies already do that but they do that for all content. if you can convince that you're better at coming up with lead magnets (which may include ideas for ebooks, quizzes, free tools, puzzles, comics etc), then yeah it can be a viable business. downside is that the hard (er) part is driving traffic to those magnets. when you say you're "quite good at coming up with ideas for unique assets", what matters to me is not being unique but rather useful and then proving to clients with data that your '_unique assets_' indeed produced best conversion rates.
