A residential project with tiny houses and lot more trees & open space should be successful even economically.

Sounds exactly like my dream community. A network of people who lived downsized but have big ambition. Do you know of any co operatives which are doing something like this ? Like 30-40 ppl buying a big piece of land together and then building houses on plots of land.

Well .... U can always go an build a house in auroville (not sure it you would find the kind of ambitious you are looking for)

There's a startup in Pune which is lowkey doing shipping container based housing in India for good 6 years now.
