Hello Everyone, I am getting possession(finally after 2 years delay) for 2bhk apartment we bought in 2-3 months. I am looking for doing some interiors done. From my learning so far there are following options 1. Go with one of companies like bonito designs/homelane a. Pros i. Everything is out sourced and minimal work on our side mostly choosing material ii. They claim to give 10 year warranty on things they make b. Cons i. I believe they are expensive may be I am wrong ii. Multiple projects run by them not sure if they manage them correctly iii. Things are not built on site so possible change in material after selection 2. Book a local interior designer a. Pros i. Material can be checked when it is been built b. Cons i. More personal time invested If anyone here in recent past done interiors any suggestions on above or for any service or anything related from personal experience would be really helpful

I recently got my interiors done by a local architect. Though I had to invest a lot of time and effort, I’m glad that I was in control of every part of the process. Since everything was made from scratch on-site, impromptu revisions and corrections were not an issue. A company might have done an equally good job, but it might not have been as tailored to my needs.

I choose a provider called Hofeto. Had a horrible experience with them. There were logistical reasons for not going with Bonito and the likes but I can confirm that costs would definitely be higher if going through companies. There will be quite a massive difference in the initial quotation and the final BOM, quite a few hidden costs too or costs that cannot be finalized until after execution and they're guaranteed to inflate the costs. Since most of the work is done offsite there are chances of them using low quality materials while they bill you for branded ones. I caught them doing this as they dint expect me to be on site everyday when they brought the materials. A local architect would be better and cheaper if you can spare some time.

@late-autumn-84503 This is really helpful

@icy-addition-61071 also if you can, provide the materials yourself to the architect instead of getting it from their suppliers. I had some contacts with good local wholesalers, so I saved almost 30% on materials and I could be sure I was getting the quality I asked for.

@melodic-jordan-81418 That would be super helpful

The architect might protest this initially since they get a commission on materials too, but a good architect will agree to this if you stay adamant

@melodic-jordan-81418 Yes have realized however since I am at the very early stage we can set expectation right away
