    Anyone know of someone who does hand holding for collecting rent from a section 8 tenant as a landlord in NYC? To clarify this is a question about filling out all the paperwork, dealing with inspections, etc. NOT about dealing with a section 8 tenant who doesn’t want to pay or anything like that.

    Will continuously getting pre-approved for a mortgage (after ~3 months pass) hurt my credit score? If it takes a year to find a house will those hard inquiries lower my score so when actually locking in the rate it may be higher?

I would love to learn more About how God defines premium real estate lol

    What do people think of (breaking) the 1% rule, (monthly rent should be 1% of house price) (this would be closer to half a percent) and buying a property with negative cash flow ? This is for investment property of single family and assuming I could cover the difference Reasons for being motivated for this 1. Will be easier property to upkeep 2. Better tenants and easier to find tenants 3. Close to my neighborhood so easier to maintain 4. Hard time finding good properties that fit the 1% , positive cash flow criteria 5. In a few years, rents will probably go up so will be equal cash flow, then a few years after that positive cash flow 6. In 10 - 20 years property will probably appreciate a lot Would love to hear opinions/arguments both/either ways on this

    Didn't see a channel for personal real estate, I'm getting rocked here, bh happy to be doing ok in general and i love my house, but i have a direct question: I've been waiting for 5% to refi, ive seen some 6% refi options with negligible fees allegedly, is it worth it to refi to 6 and then also refi to 5? I'm new to this

    I own a small house in NJ and got a notice that appraisers want to come in and assess the house, I believe for tax reasons. From what I’ve seen if I don’t setup an appointment they will make assumptions and I run the risk of them appraising me for things I don’t have. The thing is I’ve done fairly major renovations throughout the entire house, not so much adding/expanding rooms but for the most part just updating (floors, lighting, appliances that sort of thing). I know this isn’t a ton of detail about the actual renovations but I’m wondering if someone could help inform whether it’d be smarter for me to do the appraisal or not.

    Just had a tenant move out after 6 years. I just got the turnover costs estimate, and its ten thousand dollars. That's 17% percent of the gross rent of the last 6 years, which is more than my margin on this unit, and this is with a 1.6% rent ratio! So this is a good reminder to myself that a. reserves are really important and b. Its really hard to live off the cashflow of rentals. (I'm still really happy with this investment -- Its seen tremendous appreciation since I bought it. But that doesn't really help me until I sell)

    What do people think about REIT's? I own some stock in O (realty income). There are different companies that focus on apartments or other types of real estate. I think this gets me some of the benefits of real estate without the headaches of being a landlord.

    If someone (with an unrelated job) buys a rental home, are they able to deduct depreciation of the home on their personal taxes? I've heard two conflicting, strongly held takes on this, and I'm wondering what people here say
